TRAVEL TO GULLIVERS IN DUBLIN'S SANTRY

TENANTS are being sought for Gullivers, a new neighbourhood retail centre, in Santry on the north side of Dublin.

The scheme, which adjoins the proposed location for the first IKEA store in Ireland, is being developed by the Cosgrave group and is part of a larger development that includes 14,000 square metres of warehouse retailing space.

The centre extends to 1,626 square metres in total and letting agent John Kirwan is offering six individual units ranging in size from 142 to 550 square metres with the rent being quoted at 430 per square metre.

Given its proximity to the newly built residential area in Northwood and the ongoing refurbishment project in Ballymun, Kirwan expects significant demand for the units.

"This is a good opportunity for convenience stores, offlicences, take-aways, pharmacies and bookmakers to gain a foothold in a burgeoning retail area, " he says.

Due to a number of infrastructure improvements in the North Dublin County Council and Fingal County Council areas, hundreds of acres of new residential-zoned land have been opened up for development.

In the region of five thousand new residential units will be built as part of the Ballymun regeneration project and planning applications are currently being prepared on a number of other large parcels of residential land in the immediate locality.

1.25M FOR CITYWEST OFFICE AND WAREHOUSE

A guide of 1.25 million has been placed on a twostorey office and warehouse facility at Citywest business park in Dublin. The premises is for sale by private treaty through agents Atisreal Harrington Bannon but is also available to let on a twenty "ve year or four year nine month lease.

Unit 2012 comprises a warehouse of 294 square metres and office accommodation of 283 square metres and is of steel portal frame construction with double skin pro"le insulated metal deck roof and external wall cladding.

Access to the warehouse is via a full height loading door to the rear of the building. The property benefits from an eaves height of approximately 6.2 metres and has ample parking and circulation space.

"It is rare that a property comes on the market for sale at Citywest and no doubt there will be a lot of interest in it from both investors and owner occupiers, " says selling agent Peter Flanagan.
