Lakeside cottages on leaseback

WHILE most overseas investment property tends to be concentrated around seaside or ski resorts, Whitbarrow Village is a leaseback scheme with a difference.

This scheme of 30 quaintly pretty English cottages in the Lake District, newly launched onto the Irish market, is in the heart of the Cumbrian countryside.

Just 15 minutes' drive from the M6, Whitbarrow Village is set within England's largest national park, made famous by William Wordsworth.

As one of Britain's most popular tourist areas, both with domestic holidaymakers and overseas visitors, the Lake District takes in numerous mountains, lakes and market towns. A natural landscape which stretches for over 900 square miles, this parkland also has 1,800 miles of footpaths. And with almost two million visitors last year, rents here are strong. This leaseback scheme comes with a guaranteed 6% annual return over 10 years, along with four weeks personal use each year.

The village is at the foothills of Blencathra Fell near Penrith and Keswick. Built on an 18th-century farm within the parkland, this pretty oldworld village even has a duckpond, along with a traditional English pub. Other more upto-date facilities include a spa, pool, sauna and gym, while the village is already a popular base for hill-walking, fishing, horseriding, rockclimbing and orienteering holidays. And other nearby tourist attractions include Penrith Castle, about eight miles away, while a recently opened underground visitor centre in the area has several shops, cinema and other amenities.

Built and ready for occupancy in the next few weeks, all of the cottages have three bedrooms and can sleep between six and eight people. On offer are two types of cottage, both traditional in style and with a floor area of 90sq m (968sq ft). Traditional features include beamed ceilings and exposed brick.

Almost ready to go, all units come with carpeting, tiling and curtains, while a full turnkey package is available for around 19,300.

Three-bed cottages are priced from approximately 344,000.
