Stylish and private design makes most of tight space
June Edwards

THEY SAY you shouldn't judge a book by its cover, but in the case of 58 Rathgar Road, this property is elegant and stylish from the front steps to the rear.

While a house of such grand proportions, 358sq m (3853sq ft), usually comes with large gardens, No 58 has what the estate agents refer to as a London-style garden . . . that is, a very small outdoor space.

What the garden lacks in size, however, it makes up for in style and colour, demonstrating just what can be achieved in a tight space.

Just 21ft by 11ft, this pretty outdoor area, mainly decked, is lined with raised brick beds and well planted with flowers and shrubs.

Outdoor lighting, a water feature and side patio off the study combine to make this a very pleasant private space, just big enough for outdoor dining. Best of all, it's not overlooked.

The original garden space was reduced when the owners built on a large family room, just off the impressive kitchen. Bright and stylish, the family room has period-style, glazed double doors opening directly out to the rear.

While a town garden is the perfect maintenancefree option for busy homeowners, small gardens in houses of this scale may not provide as much outdoor freedom as some buyers may like, particularly families with children for whom room to run around and kick a ball is a must.

Due to sell at auction later this month with an AMV of 2.6m, estate agents say the property would probably achieve somewhere between 3m and 3.5m if it had a large rear garden.

That said, the front garden of No 58 is actually quite spacious at 21ft by 55ft. Set behind electronic gates, the pebbled driveway allows parking for four cars.

Apart from that the front of the house has been beautifully restored, with the brickwork and front door in excellent condition.

Inside, the same elegant style is carried throughout the house, with interiors painted in muted tones and fine period features brought back to life. The house had previously been in 12 bedsits, so the current owners had their work cut out.

Accommodation comprises a large entrance hall, three reception rooms, two with interconnecting double doors, decorative ceiling coving and period fireplaces.

A large kitchen, familyroom, study, six bedrooms and six bathrooms complete the accommodation in the main house.

There is also a spacious self-contained one-bed apartment at basement level.

Price: Advised Minimum Value (AMV) 2.6m at auction on 22 February Agent: Sherry FitzGerald 01-490 7433
