Glasnevin gem worth the Strain
June Edwards

NEW to the market, No 22 Cremore Road, off the Old Finglas Road in Glasnevin, Dublin 9, is sure to create quite a lot of interest when it goes to auction early next month.

Built in the 1930s by Alexander Strain, this property has many features to commend it. In fact, Strainbuilt houses are usually snapped up when they come on the market, such is the reputation that precedes them.

Beautifully crafted architraving, high ceilings, elegant fireplaces and sliding doors that are art pieces in themselves, all combine to make these homes so attractive.

Add to that the popular Glasnevin address, symbolising the leafy northern suburbs of Dublin, and keen buyer interest in the property is virtually guaranteed.

Less than five minutes walk from the Botanic Gardens, Cremore Road is in the heart of old Glasnevin. The area is about four miles from Dublin city centre, and is well served by buses. There are also several primary and secondary schools within minutes walk of the house.

No 22 Cremore Road is a good-sized house of 132sq m (1,424sq ft), making for a fine family home. The accommodation comprises a spacious hallway, livingroom, diningroom, kitchen-cum-breakfast room, four bedrooms (one ensuite) and a main bathroom.

The wide front hall, which has a cloakroom and understairs storage, leads to the front livingroom, a spacious and bright space with bay window, decorative ceiling coving and period tiled fireplace with timber surround.

Beautiful sliding doors open from here into another goodsized room, the diningroom, which overlooks the back garden. The kitchen/breakfast room is large enough to accommodate a dining table, and has access to the garden.

Upstairs, there are three doubles and one single room.

One of the double bedrooms has been fitted with an ensuite, while another room has solid timber flooring.

The back garden is about 64ft by 35ft and is mainly laid in lawn, with a patio area.

The property also has a large garage and storage shed. To the front, there is a neat lawn and a drive for off-street parking.

Price: Advised Minimum Value (AMV) of 950,000 at auction on 2 March Agent: Sherry FitzGerald, 01-837 3737
