A SMALL development of 49 apartments and two studio units at Le Lord, Beausoleil, in the south of France, has just come onto the Irish market. Selling from plans, this scheme is due to be completed by November 2007.
Overlooking Monaco and within walking distance of beaches, this is a prime tourist spot, just 30 minutes' drive from Nice airport and 10 minutes from the Italian border at Menton.
According to selling agents at Gunne, new properties so close to Monaco are hard to come by, so this scheme should see strong capital appreciation. Both the longterm and short-term letting markets are said to be good in the area.
Steps lead down from Beausoleil to the heart of Monaco, making the Hotel de Paris, beaches, public gardens and shops easily accessible on foot.
On offer are a selection of one and two-bed units. Onebeds are 34 square metres (366 square feet), while twobeds are around 55 square metres (592 square feet). All apartments and studios include a small balcony, but underground parking costs an extra 30,000.

One-beds are priced from 175,000 and two-beds are from 300,000 (including VAT).
