Dublin 8 residence retains its period era charm
Valerie Shanley

THE elegant red-brick facade of this renovated, three-bed Victorian residence at 378 South Circular Road in Dublin 8. is complemented by an equally stylish interior.

Characteristic period features of high ceilings topped with plaster coving, tall sash windows that include an attractive bay, and original marble fireplaces are highlighted with a restrained decor to emphasise geneours space and light.

Waiting at the rear is another delight , , particularly for gardeners of the armchair variety. The yard that usually forms the space to the back of many similar period houses has here been landscaped to form a low maintainance, and very charming, town garden.

Two interconnecting circles of lawn and stone paving are surrounded by a floor of natural sandstone gravel, all of which is softened by leafy, mature shrubs with a Oriental slant, including Japanese maple and lofty bamboo.

Accommodation is of a spaciousness not obvious from the formal terraced exterior, with a floor area extending to circa 134 sq m (1,450 sq feet).

Reception rooms are introduced off the entrance hall which has the gracious proportions of the Victorian period. The drawing room is to the front, with the bay window and marble fireplace being striking features. Double doors open from here to the dining room which has a cast iron fireplace with timber mantle and tall sash window with working shutters overlooking the garden.

The bright, welcoming kitchen- cum- breakfast room is fitted with extensive maple 'Shaker' style presses and integrated appliances. It's a wholly modern room, yet the vintage of the house is echoed by the exposed brick chimney breast. This room opens directly to the sheltered back garden. A guest cloakroom completes the space at ground floor.

Upstairs, three bedrooms lead off the landing. The main bedroom has an ensuite bathroom and excellent storage in a wall of 'his and hers' wardrobes. Bedroom two has similar wardrobes and retains its original cast iron fireplace, as does the third bedroom which also has a built-in bookcase. Pride of place in the bathroom is the Victorian, enamelled bath.

Outside, to the front, the neat railed garden is easily maintained with a bed of sandstone gravel interspersed by low growing shrubs.

There is pedestrian rear access and a garden shed to the rear, plus the delight of that large garden (20' x 39') with extensive patio ready and waiting for al fresco dining when those summer nights arrive.
