Sweet dream homes at foot of Sugar Loaf

LARAGAN Developments has launched a new scheme of very large detached houses in Kilmacanogue, Co Wicklow, which, because of their size, picturesque location and high specification finish, will appeal to families looking for a larger home.

Priced at 1.25m for a five bed of 232 square metres (2,500 square feet) with a good sized garden, they make an attractive proposition for families in the south Dublin/ north Wicklow area.

Situated in a beautiful location at the foot of the Sugar Loaf Mountain beside Avoca Handweavers, Rocky Valley Crescent is a small development of 32 houses and 14 large apartments (to be launched later this year). The development has eight different house styles and the launch sees the release of very large four-, five-, six- and sevenbedroom detached houses and a five-bed plus study showhouse.

The size and location will make them very popular with owner-occupiers, especially with buyers trading up, according to agents Hamilton Osborne King.

Situated close to Delgany, Enniskerry, Greystones and Bray, Rocky Valley has easy access to the N11 and the M50, which has freed up traffic on these roads considerably, and the site is about 40 minutes by car from St Stephen's Green in good traffic conditions, as well as being under 20 minutes from Dundrum Town Centre.

Arranged in a series of small cul de sacs to encourage a family-oriented quality environment, these are some of the largest new properties on the market in the north Wicklow/Dublin area. Houses range between 2,500 and 4,053 square feet (232-377 square metres) in a variety of styles and all have attic conversions to maximise living space.

Currently under construction, work is due for completion shortly and purchasers are expected to move in from October 2006 to April 2007.

Developer Laragan Developments is part of the Hanly Group and sold in excess of 500 units last year. Previous schemes include Lough Rynn Castle in Co Leitrim, the Belfry at Citywest and Carrickmines Green near Foxrock.

Designed for family living, all the houses have bright and spacious rooms. Standard features include natural gas, under-floor and radiator central heating. Front gardens will be landscaped individually.

The large kitchens come with custom-fitted German Alno units from McNally Kitchens and integrated Kuppersbush appliances and granite worktops. Living rooms have fireplaces and each house is equipped with at least two en-suites; the bathrooms are of a very high standard. Each home also comes complete with an integrated cabling system for telephone, broadband, sound systems and TV services which are all connected into one central hub, giving purchasers a wide range of communications and entertainment options. So if you should get stuck in traffic, your mobile phone can be used to control the heating and lights via the mobile phone GSM network.
