City views stir interest in Sandyford

DEMAND for apartments in south Dublin is particularly strong now so the launch this week of the latest section of the Shannon Homes development on Blackglen Road in Sandyford has brought strong interest from first time buyers.

RockView adjoins the hugely successful Bracken Hill and Sandyford View sections of this hillside development with beautiful landscaped gardens and views across the city and back towards the Dublin mountains.

Shannon Homes are building a further 135 apartments in RockView. Agents Hooke & MacDonald are launching 50 of them this week and the builders expect them to be ready by the summer.

The location of this development beside the M50 and a bus service has been an important factor to its success. Just a mile away is the Dundrum Luas station which takes you to the city centre in 20 minutes.

But this is a high amenity location in itself. Dundrum Town Centre is close by, and there is also a local village shopping centre due to be built which should provide all the necessities, including a convenience store, video store, hair salon, boutiques and restaurants.

Another considerable draw is the Total Fitness Leisure Complex, one of the Ireland's biggest fitness centres, which is located beside the site.

These apartments have been beautifully designed both inside and out by the Shannon Homes team of architects McCrossan O'Rourke Manning and landscape designers Brady Shipman Martin.

There is a good mix of apartment sizes and prices. Onebed apartments are between 40 to 45 sq. m (400 to 490 sq. ft) while two-beds vary from 67 to 85 sq. m (720 to 920 sq. ft).

As well as that is the spacious three-bed apartment averaging about 92sq. m (1,000 sq. ft).

Each block has high speed lifts and all apartments have natural gas central heating, high quality fitted kitchen units, an excellent range of wardrobes, floor to ceiling windows to capture the light and large balconies with timber decking.

The site itself is designed around the slopes and the apartments are arranged in a series of parallel tiers set into the hillside.

Price: one-bed apartments from 320,000, two-beds from 400,000, and threebeds from 440,000.
