Galway period home turns on the charm
June Edwards

ONE of the most charming houses to come on the Galway market in recent times, No 3 Lenaboy Park in Salthill is a pretty Edwardian townhouse, which is selling in great condition and ready to walk into. Even from the outside, this home has a lovely feel to it, right down to the ivy-covered walls. Most of the original features are intact, including sash windows, timber floors, high ceilings and ceiling coving.

Built in 1910, this property is a real gem and should generate quite a bit of interest, when it goes to auction next month.

One of the most popular residential neighbourhoods in Salthill, Lenaboy Park is a culde-sac of period houses set around a green. In a mature well-established area, this property is a short walk from the promenade, shops and schools and about 10 minutes' drive from Galway city.

With a floor area of 148sq m (1593sq ft), accommodation comprises a hall, livingroom, diningroom, kitchen, utilityroom and shower-room at ground level. Upstairs there are four bedrooms and one bathroom. An adjoining garage to the side of the house could also be incorporated into the main house, subject to planning permission.

The hall is quite spacious and has an elegant period staircase. To the left of the hall there is a bright formal diningroom with a large bay window, old timber flooring and an original cast iron fireplace. Beyond the diningroom, the livingroom, another bright and airy room, also has old timber floors, a period fireplace and large bay window overlooking the large back garden.

The kitchen also overlooks the back garden and has a good selection of fitted beech units, and terracotta floor tiling. A step down from the kitchen leads to a rear hall where there is a utilityroom and shower-room, and access to the side garage.

Upstairs all four bedrooms are also presented in walk-in condition and are tastefully decorated in neutral shades.

The main bedroom is very spacious and has a large bay window. All rooms have original timber flooring, and the bathroom has a cast-iron suite original to the house.

At the back of the house there is a well-maintained mature garden of 31ft x 91ft, which is on two levels, while to the front of the house there is parking for two cars and a small lawn.

Price: AMV 650,000 at auction on 12 April Agent: Sherry FitzGerald Kavanagh 091-569123
