�?�40m in sales at The Grange

THE latest phase of The Grange, the phenomenally successful upmarket apartment village being built in Stillorgan, Co Dublin, by Glenkerrin Homes has proven to be every bit as popular as the first launch.

Agents Hamilton Osborne King sold over 40m worth of these luxurious apartments in a day when they launched a further 100 units on Friday.

"We have some one-beds, and a limited number of twobeds left in this phase, " says Catherine O'Connor, director of Hamilton Osborne King.

"The reaction has been very positive."

A new 'wing' of the very swish marketing suite has been opened, with a full-size one. . . bed show apartment open for viewing.

The show one-bed apartment, styled by Belfast-based Deluxe Interiors and with kitchens by Potter Cowen, also from Belfast, again reflects the quality finish available to buyers in this very stylish scheme.

The Grange caused a bit of a sensation last November when it was launched to great fanfare. Over 125 apartments were sold by agents Hamilton Osborne King within the first weekend, with all of the first phase 3-bed penthouses valued at between 900,000 and 1.3m sold.

There will be a launch of more penthouses in the autumn. The launch of the later blocks will be much later this year, so this phase is the last chance for some time that people can buy at the Grange.

Buyers from last November have already seen prices go up by around 20,000, with the first 225 apartments ready to move into at the end of 2006 and start of 2007.

"There is a big shortage of apartments in south Dublin at the moment, " says Catherine O'Connor, a director of Hamilton Osborne King. "There are even fewer developments in well established areas such as this, where all the facilities are already in place.

"This development exemplifies the international flavour of apartment living which has really come into its own here in the quality of its finish, the mature site and the landscaping, and the new on-site 24 hour concierge service that is included. And people have really taken that on board."

The site itself is very mature, with large old chestnut and sycamore trees surrounding it. Architects, O'Mahony Pike, have gone for a modern and subtle exterior which blends well with the trees, most of which are being preserved. Landscaped public areas, including a large central courtyard, are also being created.

The one-beds are priced from 435,000 to 480,000 and are 50.2sq m (540sq ft).

Unlike some developments in the south suburbs these days, the price of all apartments includes one car parking space.

Two-beds range from 76.4 to 86.8sq m (822 to 934sq ft) and cost from 575,000 to 685,000, while the 3-beds start at 680,000 for a 90.7sq m (976sq ft) apartment.

All the one-bed units are finished to the same standard as the larger two- and threebed apartments, with beautiful kitchens in high gloss or soft white, an attractive engineered quartz stone worktop and integrated appliances.

There are tiled floors in the well-shaped sizeable hall with good storage, as well as in the bathroom and kitchen, and the bedroom has very sleek fitted wardrobes. Of course there is only one main bathroom in the one-bed, but it is the same size and quality as in all the units.

All the apartments also have recessed lighting and underfloor heating, and are wired for plasma screens and broadband. High ceilings, full height, specially created interior doors and a very solid and attractive front door to each apartment provide a bespoke atmosphere.

Floor-to-ceiling windows in the living room and bedroom are made of polished wood on the inside and aluminium outside for low maintenance, providing a real touch of light and luxury.

The balcony on the one-bed is generous and includes an outside gas boiler and storage space. Top floor one-beds have a distant sea view.

The concierge service, so new even last November, is now a standard feature of many of the developments being launched. With so many buyers busy at work, the fact that there is a concierge service on-site has been a big draw. Apartment cleaning, dry cleaning and ironing are standard services, while the concierge can also organise deliveries, take in post and parcels, book taxis or theatre tickets . . . or just let the plumber in.

The vast majority of buyers in The Grange are local people looking to live in south Dublin, according to HOK's Catherine O'Connor.

"They are either trading down or else buying as couples. About 20% are investors but the vast majority are owner occupiers."

It's estimated that the onebeds would achieve monthly rents of 1,300, that two-beds would make 1,700 and threebeds 2,200.

When it's built out over the next three to four years, there will be about 550 apartments in the entire Grange development.
