Ayrs and graces in swish Kilkenny

THE launch of Ayrfield, a really attractive residential development in Kilkenny, where large fourbed townhouses are selling for just 353,500, about the same price of an ordinary two-bed apartment in the capital, is enough to make most Dubliners want to up and leave.

Set around a large green, just off Granges Road, the development by McCarthy Brothers is opposite the Loreto Convent girls secondary school, and is a short walk from the city centre.

Agent Clodagh Daly of Boyd's Real Estate Alliance says there has been huge interest in this scheme . . .

when the two- and three-bed apartments and duplexes were launched recently, they sold out in 30 minutes, mainly to first-time buyers impressed with the size, design and standard of finish on offer.

However, Daly says this phase of four- and five-bed houses has mainly been attracting interest from people trading up and buyers looking for family-size homes close to the city.

The very large detached five-bed houses are more expensive . . . and the showhouse, which has been very impressively styled and fitted out is selling for around 1m This is a huge 270sq m (2,910sq ft) house and is one of 55 four- and five-bed twoand three-storey homes. in the development There are six of these Oak designs on Granges Road to the front of the development, all of which have five bedrooms over three storeys, a detached garage and are entered via electric gates.

The Beech is another fivebed detached house with a floor area of 222sq m (2,385sq ft). A little smaller but still a spacious family home is The Chestnut, a four-bed, threestorey detached house of 172sq m (1,851sq ft).

Accommodation here comprises a hall, livingroom, diningroom, kitchen, utility, guest wc, four double bedrooms, two with en suite and the main bathroom.

The Chestnut also comes in a semi-detached style, known as The Spruce.

Also available are a selection of four-bed mid and endof-terrace townhouses with a floor area of 134sq m (1,445sq ft). The two- and three-bed apartments and duplexes onsite sold out immediately at the first launch.

All homes are fitted with upmarket features such as a central vacuuming system and Cat 7 cabling, while other features include hardwood windows and doors, a choice of fitted kitchens, bathroom suites, tiling, wardrobes and fireplaces.

The gardens are also beautifully landscaped Price: four-bed houses from 353,500, and "ve-beds from 559,500.
