A LANDMARK property in an area of outstanding beauty is for sale in Co Wicklow. The famous McDaniel's Inn and Holiday Complex in Brittas Bay holiday is up for public tender.
The property is one of three lots on offer through DTZ Sherry FitzGerald.
It includes 10 guestrooms and eight townhouses on a 2.6acre site.
Lot two has seven two-storey terraced holiday chalets on approximately 0.61 acres and Lot three, which adjoins the existing Ballinacarrig Holiday Park, contains 19 acres. This area has pedestrian access to the beach through the caravan park.
The property is available in separate lots or together and is expected to fetch in the region of 4.5m, according to agent Siobhan Doyle.
The pub and land is currently owned by a syndicate. Joint owner Paul Sherry said that the sale was merely a "changing of the guard. It is owned by a consortium, David Coulson, myself and a few other quiet investors. We ran it ourselves in the beginning and then we leased it out.
We feel it's time to move on, " he said.
"It was built in the '60s and needs upgrading. It has a hotel licence through a pub licence and needs someone to take it to the next level."
Sherry said it was hard to know who would be interested in buying it, which is why the property was put to tender in separate lots on 12 April.
No decision will be made until the end of the summer, he added.
McDaniel's Inn occupies a prominent corner, on an elevated site, at the foot of a quietly rolling hill, and enjoys coastal views over Brittas Bay.
It is situated opposite the Ballinacarrig Holiday Park, which provides pedestrian access to Brittas Bay's north beach.
Planning in Wicklow Co Council is very strict . . . particularly in areas of natural beauty such as this . . . and although it is believed there have been discussions about possible uses for the 19-acre site, no plans were lodged by the current owners.
Within an hour's drive from Dublin, the area has always been a popular spot for day trippers and seasonal holiday makers.
The property is located within close proximity to Greene's Mini Market;
Brittas Bay National School; Star of the Sea Church; Blainroe; and the European and Wicklow golf courses.
Situated in a designated area of outstanding natural beauty, Brittas Bay is one of the finest beaches on the east coast, a 5km stretch of beautiful white dunes and clean golden sands.
The beach has won a European Union (EU) Blue Flag . . . the international emblem for the highest quality beach areas in Europe . . . for five consecutive years.
No headlands interfere with the peaceful rhythm, and it is an ideal spot for bathing, sailing and walking. The dunes are home to many interesting wildlife species and plants, including a number of rare species. The stunning scenery contributes to a number of leisure activities such as horse riding, hillwalking, cycling, sailing, fishing and golfing.
