An oasis of calm in central Donnybrook
Valerie Shanley

TWO charmingly presented period homes demonstrate how well the concept of the 'outdoor room' has been adopted by Irish homeowners looking beyond the more traditional possibilities of the garden.

These are spaces now used as natural extensions to modern, communal kitchens/dining rooms . . . weather always permitting of course . . . and given the same attention to detail in the furnishing and fitting as with the interior.

This is particularly obvious in the choice of what goes underfoot. Where once timber decking was viewed as very 'American', and definitely not suitable to our damp rainy climate, it's now the garden surface of choice for many. The view is if hardwood flooring is so goodlooking and practical indoors, why not outside too?

15 Belmont Avenue, Donnybrook, Dublin 4, is one such property where the dining area sunroom overlooks a delightful 55 ft long, west-facing garden, the 'living' area of which is an inviting deck with timber in a chevron pattern.

Private and sheltered, courtesy of tall shrubs, and bordered by gravel walkways, container pots and an old gnarled apple tree, this is a delightful retreat for al-fresco meals or simply just sunbathing and taking the air.

The three-bed house is itself just as charming, with elegant period features such as ceiling roses, antique fireplaces, sash windows with wooden shutters and original polished floorboards all defining many of the highceiling, light-filled rooms.

Accommodation extends to some 135 sq m (1,460 sq ft) and comprises the entrance hall with original arch, period drawing room with fireplace, formal dining room, sun room, understairs shower room and kitchen-breakfast room with steps leading up to the dining area.

Upstairs on the return is the first bedroom and the main bathroom, both with polished original floorboards. Two bedrooms are on the first floor proper, the master being particularly attactive with two sash windows, original plaster ceiling detail and fireplace.

The small railed garden to the front of the property is laid in gravel, punctuated with shrubs. A tall palm tree adds a sunny touch.

To the rear is that outdoor room, with its peaceful water feature and lighting making it a welcome retreat, day or night.

Price: AMV 1.25; auction 13 April Agent: Sherry FitzGerald
