CERTAIN houses have that sunny look and feel. Such a property is No 60 Charleville Avenue, an appealing splitlevel Victorian villa on the North Strand, Dublin 3. Owners Tania Coleman and her husband Jas bought just three years ago, and although the period house required considerable renovation including damp-proofing, electrical upgrading, installing a kitchen and moving a bathroom, the couple seem to have enjoyed every minute of the daunting task involved.
"It's been the luckiest house for us, " says Tania, who married her Anglo-Indian husband three years ago. "We had two weddings, one in India, one here, and then a 'honeymoon' baby, and then a second baby . . . and all while we were doing up the house." And just as the decision to move now is all down to little Asha and Priya, who will eventually need more space, their imminent arrival also prompted the couple to make the layout of the house more family friendly.
"Initially when we moved, the bathroom was downstairs.
That wasn't really practical, so we moved it to the top of the house where it's more convenient to the two bedrooms."
Being located just off the North Strand, along a terrace of period residences, No 60 has that much sought- after proximity to both the city centre along with being near well-established local amenities and the promenade at Clontarf.
The house is more spacious than the single window and door to the front might suggest. Built in 1865, No 60 is single-storey to the front, two-storey to the rear, with 92 sq m (990sq ft) of floor space.
There are three bedrooms plus a good sized and newly fitted kitchen-cum-diningroom.
Entrance is past the neat castiron railed front garden, through the original panelled front door with fanlight and into the period hall with corballed arch, dado rail and black and white floor. Leading off from here is the livingroom with curved alcoves either side of the feature fireplace.
Throughout, the original floorboards have been restored and polished back to a mellow sheen. Steps at the rear of the hall lead to the guest cloakroom and bedroom three . . . currently in use a study, with a desk and lined with bookshelves. On the hall floor return is bedroom two, while on the first floor proper is the main bedroom, with built-in wardrobes, and the bathroom complete with bath and pumped power shower. This room, like others in the house, is furnished with a wooden blanket box for storage, and there is also a dark wood chest of drawers in one of the bedrooms, all of which the couple brought back from India, and which can be included in the sale, along with carpets, curtains, light fixtures and appliances.
To the rear is another bonus . . . an inviting courtyard garden. It is paved and sheltered, courtesy of a large mature tree in one corner, while the walls are clothed in flowering climbers and shrubs.
It is this outdoor space, as much as the house itself, that Tania and co will miss on moving. "I used to pull out our dining table and chairs into the garden on summer nights, light loads of candles, and invite friends round. We have great memories of really nice evenings spent out there."
