NINE large four-bed houses and duplexes went on sale at The Kiln's this weekend, an up-market residential scheme on Station Road, Portmarnock in North County Dublin.
Almost complete, these homes are due to be ready in the next couple of months.
Plenty of stylish features are included, but prices start from 720,000 for the duplexes.
However, there has been no shortage of interest, according to David Browne of Sherry FitzGerald New Homes, who says there has been huge interest from locals, including some families.
"We've even had enquiries from Irish people living in Australia and America, who spotted The Kiln's on the net, and are looking to buy something here, " says Browne, adding that location has been a key attraction.
Set on a 3.8-acre site which was previously the private grounds of an existing house, The Kiln's comprises a mix of 128 apartments, houses and duplexes. The first 100 apartments were sold from plans in an earlier phase, and more one and two-beds will be available in the next phase.
The Kiln's is opposite the Dart Station at Portmarnock, making the city centre very accessible, while the nearby villages of Howth, Sutton and Malahide are all within a few minutes drive or train journey.
Built by Ravenshall Developments and designed by Pierse & Associates, the architects have come up with a contemporary design for the houses and apartments which are finished in a mix of redbrick and smooth render with timber cladding. In the apartments, each floor has a large floor to ceiling box-bay window providing lots of natural light inside. The site includes several open green areas and a landscaped driveway from Station Road.
The four-bed duplexes are quite spacious at 170sq m (1836 sq ft), while four-bed terraced houses range in size from 173 to 197sq m (1858 to 2115sq ft).
Accommodation in both duplexes and houses is similar in style and comprises of a hall with understairs utility area and guest WC, a large open-plan kitchen-cum-diningroom with floor to ceiling box-bay window to the front, and spacious separate livingroom to the back which has double floor to ceiling windows and direct access to the back garden.
Upstairs on the first floor there are three double bedrooms, one with en-suite and the main bathroom, while the top floor provides a large bedroom suite with walk-in wardrobe and en-suite bathroom. The attic level landing also has a walk-in hot-press.
Homes have been interior designed by Orla Gallagher and Sari Winkworth who have gone for the sleek and sophisticated look in the showhouse.
But standard to all homes are fitted kitchens from QK Living, with champagne coloured units, brown marble counter tops and Neff appliances. Livingrooms come with sandstone fireplaces fitted for gas, while all bedrooms are fitted with wardrobes from QK Living.
