Tyrellstown neighbourhood offers plenty of choice

THE FINAL 70 homes at Cruise Park in Tyrellstown, one of Dublin's newest and biggest neighbourhoods, went on the market this weekend. Since being launched from plans five years ago, Tyrellstown has been a huge success, catering for a wide range of buyers from first-timers to young families seeking a good-sized, four-bed house with garden.

This final phase will see the last of the 2,100 homes built on this 200-acre site in West Dublin, and completions are expected from this Autumn.

An attractive self-contained development about 15kms from the city centre, Tyrellstown has its own town centre complete with shops, pharmacy, Lidl, Superquinn, medical centre, restaurants and creche, while Blanchardstown Shopping Centre is just a few minutes away.

In total, there are 320 units in this section of Tyrellstown, the last 70 of which are now on the market. And while it's a large residential development, there's plenty of choice in terms of design with 11 home styles available at Cruise Park, a feature which has contributed to the success of the overall Tyrellstown scheme. Most buyers like to have choice when it comes down to their home.

The Lilly is an unusual twobed detached house of about 60 sq m (650 sq ft) with a garage, while The Fennell is a larger two-bed semidetached house of 79 sq m (850 sq ft), which comprises two double bedrooms, one en-suite, main bathroom, kitchen/dining room, living room and hall.

The Spruce, Willow and Rose are all three-bed homes.

To date The Willow has proved the most popular with buyers. A three-bed semi of 95 sq m (1000 sq ft), this has a large bright kitchen/dining room which opens out to the garden, a separate utility room, living room, three bedrooms and two bathrooms.

The Orchid, Honeysuckle and Heather are all four-beds which have been popular with families. Ranging in size from 107 to 124sq m (1150 to 1330sq ft), these homes come in a variety of mid, end-of-terrace, and detached, and vary between two and threestoreys. Some four-beds include a garage, but all come with private back gardens.

Standard features include gas-fired central heating, fitted kitchens, built-in wardrobes, tiling in bathrooms and kitchen, and fireplace in livingroom.

Price: two-bed detached houses from 245,000, two-bed semis from 305,000, three-beds from 360,000, and four-beds from 405,000.
