A STUNNING new scheme of large homes was released this weekend at Ballybrittas, near Monasterevin in Co Kildare. Prices for a large fourbed start from 350,000.
Named after one of the stately homes in the area, Graigueavern Lodge is a traditional-style development where large detached homes have been designed to capture all the charm of yesteryear. Double-fronted with deep pitched roofs and overhanging porches, these homes have some lovely external features.
And selling agents at Hume Auctioneers are expecting strong interest, claiming that, to date, they've had over 900 inquiries. A first venture into the Irish market, developers Boderg Construction are a sister company of London's Hollybrook Homes.
In Ballybrittas village, the development is close to local shops, schools and amenities, while Monasterevin is just five minutes drive away and the M7 is three minutes drive.
Nearby Naas, about 20 minutes away, also has a good range of amenities.
On offer are four house styles. The Adelaide and Belvedere are both four-bed detached houses of 149sq m (1600sq ft). Slightly different in layout, both homes have well laid out space and include two reception rooms, along with kitchen and dining room, bedrooms and bathrooms.
The flagship home at Graigueavern Lodge is The Merrion, an impressive home of 175 sq m (1885 sq ft), with four double bedrooms and large en-suite bathroom and walk-in wardrobe in the main room.
Also available is The Pembroke, a spacious three-bed semi of 114sq m (1230sq ft).
All homes include some top-range features such as contemporary Swiss sanitary ware, large solid wood slimline kitchens with black granite worktops and integrated stainless steel appliances.
Bathrooms are larger than average and have a separate double-shower, fitted vanity units and bath.
Price: three-beds from 259,000 and four-beds from 350,000 to 420,000.
