Another one to mews over in Dublin 6
Valerie Shanley

A MEWS house, an architectural gem, a pied-aterre. Or, as the owner of this beautifully presented property says . . . home.

Recently built, Sundew, No 41 Fortescue Lane, Lower Mount Pleasant Avenue in Ranelagh, Dublin 6, has light and space in abundance throughout its 167sq m (1,800sq ft), with three bedrooms, spacious contemporary kitchen, a wonderfully bright livingroom, designer bathroom and, right at the top, a well-appointed home office. Overall, its the attention to detail that impresses here, explains Ed Dempsey from Sherry FitzGerald.

"Viewers of the property can't fail to miss the quality of the design and also the spaciousness . . . much more generous that the standard mews property."

The builder-owner opted for a contemporary style throughout, maximising the light, soundproofing walls and floors and installing top of the range features.

These include a cherrywood kitchen from Scandinavian Dublin-based company 2 Cool Design, Junckers Sylvaket solid beech flooring in the livingroom and inner hallway, Rational Aldus doubleglazed windows, and smart wiring in the office including highspeed internet connection and two phonelines.

The property benefits from a terraced rear garden with limestone patio and raised lawn amidst mature plants and shrubs. There is also potential to extend the house further by converting the garage linked to the kitchen via a feature oriel window.

The exterior of the property is clad with limestone. A wide balcony off the master bedroom defines the facade;

underneath this is the integrated garage with electronically operated roll-up door.

The entrance door opens into the stylish working kitchen, fully fitted with granite worktops and integrated appliances.

The inner hall, with understairs storage space, connects to the utility/guest cloakroom and in to the garage; another door opens into the bright, welcoming livingroom with picture windows and double doors out onto the secluded patio.

The eye is also drawn here to the large feature stone fireplace with open fire. Off the first-floor landing are three bedrooms, all with airy, double-height, vaulted ceilings. A picture window overlooking the tranquil rear garden fills the master bedroom with natural light, and this is enhanced by a Velux roof light and glazed double doors to the balcony.

The room is also en suite, with a porcelain floor in the bathroom, fully tiled step-in power shower, whb, wc and heated towel rail.

The second bedroom has a view of the church dome in Rathmines through a Velux rooflight. It also has double doors to a balcony and built-in wardrobes. Bedroom three is en suite with a step-in power shower. The main bathroom is as stylish as the rest of the property, from its American wide-plank oak flooring and free-standing contemporary claw foot bath to the powershower cubicle and large wall mirror.

Up on the second floor is that functional and spacious home office, bright courtesy of four Velux roof lights and with excellent storage space in the fitted cupboards and shelving. There's even another lofty view too . . . the steeple of the church in Rathmines this time.
