Georgian home with B&B potential in Sligo
Deirdre O'Reilly

URLAR House, Drumcliffe, Co Sligo is an early Georgian cutstone farmhouse nestling dramatically at the foot of Benbulben Mountain. It is very private, yet conveniently only six miles from Sligo town. Approached by a long, iron-railed avenue lined with mature trees and flowers, this former B&B is surrounded by its own land and with a dramatic, breathtaking backdrop.

The house has its original front door, which is now the inner hall door, constructed from pitch pine. There are still many of the original features, such as the sash windows, corniced ceilings and original shutters, all of which have been restored. The Italian white marble fireplace and the Kilkenny black marble fireplace are also original features.

The house has been modernised and was extended to the rear with uPVC double glazed windows. The accomodation consists of three reception rooms, a games room and a sunroom. There are seven bedrooms, some en suite, and the three bedrooms to the front have fireplaces. Conveniently there are TV points in most of the bedrooms.

In the past the house was run as a successful and award winning farmhouse bed and breakfast and would lend itself to similar use again. The property would also make a beautiful family home with stunning grounds.

Sligo has much to offer and Urlar House is within easy reach of several championship golf courses such as Sligo County Golf Club. There are sailing centres in Rosses Point and Mulllaghmore . . . both of which are Blue Flag awardwinning beaches . . . for keen sailors and anglers .

There are many places to visit in the local area such as the childhood home of Constance Markievicz . . . Lissadell House . . . the grave of WB Yeats and Queen Maeve's tomb. Sligo town offers an array of high street shops, boutiques, pubs and restaurants.

To the rear of the house there is a courtyard with vehicular access and a number of courtyard houses. At the back of the courtyard is the farmyard with access to a cowshed, which is part of a stable block;

a hen house; a hay shed; and a three-bay slatted cowshed.

The grounds have many mature trees as well as new trees planted within the past 20 years. The gardens to the front and side of the house have been landscaped and have imported soil with a wide range of roses, shrubs and flowers. There is also an orchard with apple and pear trees which bear fruit. In keeping with the idyllic setting, a small stream which originates at the head of the avenue, runs along the length of the grounds towards the orchard . . . now a wonderland of spring blossom.

Price: for sale in two lots by public auction on 5 May.
