Fine living on the French coast

THE Residence Les Mimosas is as picturesque as it sounds, situated in one of the French Riviera's most scenic locations in St Raphael in the Var and with almost 40 kms of coastline. Prunty's Overseas Properties are launching a new sale and leaseback at this location, right in the heart of the Cote d'Azur and resplendent with all the images the region conjures up including a turquoise sea and the wonderfully fragrant maritime pine and mimosa that gives these properties their name.

The development is less than 3 km from the town, on the edge of the Boulouris district.

Surrounded by nearly four hectares of grounds, Les Residences has 171 units in charming, Provencal style buildings.

The properties on offer range from studios, priced at 90,000 to twobedroomed duplex units, priced at 280,000. A onebedroomed apartment is 135,000; a two bed is from 150,000 . . . 230,000.

The first 40 units are being launched this weekend by Prunty's in Jury's Hotel, Ballsbridge Dublin. Investors can benefit from financial advice on obtaining mortgages from French banks offering up to 100% finance to purchasers.

Seminars will be running throughout the day and reservation can be made with a 5,000 cheque.

Central to the development is a wellbeing centre, with a sauna and Jacuzzi. There is also an outdoor swimming pool, tennis court and children's village. The beach is less than 500m from the 'Residence'.

O'Daly's, one of the largest suppliers of tourist accommodation in France, will manage the properties.

According to the selling agents, purchasers of Les Mimosas will benefit from a guaranteed rental income of 4.5% over an 11-year period. Those wishing to take advantage of holiday use of their property can avail of a 4% yearly rental income plus a 1% holiday credit with O'Dalys giving them the flexibility to holiday any time of the year in any of the resorts managed by the company.
