Spencer Harbour's potential will tempt buyers with creative plans

AN OLD brickworks dating from the early 19th century has just come on the market at Spencer Harbour in Co Leitrim.

Known as Spencer Harbour House and Brickworks, this unusual 10-acre site comprises three labourers' cottages, the main Spencer Harbour House, all derelict, along with the old brickworks, chimney stack, and an island known as Corry Island.

But the property's beautiful setting on Lough Allen may prove tempting to buyers, according to selling agent Bjorn Schiller of Schiller & Schiller. "The Spencer Harbour Brickworks is a landmark property on the north-western shores of Lough Allen, and we feel it has a lot of potential, particularly for someone interested in turning it into an ecotourist site. The property has a marina and is a great spot for fishing, and there is a long history attached to it, " says Schiller, who has set an overall price of �?�2.525m.

However, the property can also be sold in five separate lots. For example, Spencer Harbour House along with the brickworks and one cottage on 4.1 acres is selling for around �?�450,000.

Built in the early 19th century and in operation until the early 20th century, the brickworks was an important employment centre for the local community, and the area had a strong industry shipping coal from the Arigna mines to Dublin via Spencer Harbour and the Royal Canal, while a small railway also accessed the harbour during the same period.

Now derelict, Spencer Harbour House was built in 1920 by the Layden family, local mine owners, while the Fawcett family previously owned the land, which was part of their 1,000-acre site.

In terms of tourist potential, Spencer Harbour is linked to the Shannon Erne canals, and a public jetty with full service block has been built on an adjoining piece of land.

Other tourist facilities in the area include the newly opened Lough Allen Spa Hotel, while an up-market castle hotel is also planned for the area. The fiveacre Corry Island has shooting rights or alternatively has potential for use as a watersports centre, subject to planning permission.
