ALEXANDRA Walk at Adelaide Square, an impressive scheme of 40 apartments by Benton Property Holding was launched this weekend in Dublin city centre.
Just behind Whitefriar Street Church and two minutes walk from Stephen's Green, these top-of-the-range apartments don't come cheap, with one-beds starting from 495,000. But finished to a very high standard and in a prime city location, there will be no shortage of buyers, according to selling agents Hooke & MacDonald, who say they've had a huge number of enquiries already, particularly from people who missed out on earlier phases of Adelaide Square, launched a couple of years ago.
?We've put a lot of work into Alexandra Walk to make it as stylish and upmarket as our Adelaide Square building, " explains Declan Darcy, project manager. ?A lot of thought has gone into everything from the marble hallways to the landscaping detail, and we've redeveloped the park in front of the scheme for the local community. And already there's been strong interest in the apartments, " says Darcy.
Probably one of the most stylish apartment schemes in Dublin city, Adelaide Square, built on the old site of the Adelaide Hospital, has an impressive glass-fronted reception area complete with marble flooring, guest seating area, and 24-hour concierge service.
Other on-site facilities that make this scheme stand out include the indoor pool, sauna, fitness room, underground parking and creche.
This final phase of 40 onetwo- and three-bed apartments is built on an adjoining site, formerly that of Bike World who have relocated to the Long Mile Road in Dublin 12.
Cleverly linked to the Adelaide Square main building via the plush reception area and a landscaped walkway, residents of the Alexandra Walk building have easy access to the swimming pool, laundry room, fitness centre and car park.
One-bed apartments have a floor area of 44sq m (485sq ft), while two-beds are around 73sq m (785sq ft), and threebeds are 98sq m (1,050sq ft).
One-bed units have good-sized hallways with a store-room, a separate kitchen, small living/diningroom which opens out to a balcony, double bedroom and bathroom. Two and three-beds also have decent hallways with storage, and open-plan kitchen cum living/diningrooms, along with double bedrooms, en suite and large bathrooms.
All apartments come with timber flooring throughout, and marble flooring in bathrooms and kitchen, while other standard features include elegant Phillipe Starck bathrooms, wet-room style en suite showers, contemporary white Italian kitchens with black granite worktops, and integrated appliances. All balconies are south-facing and most living rooms are doubleaspect with large floor to ceiling sliding doors finished in a mix of timber and aluminium.
Proximity to all the amenities of the city centre, the College of Surgeons and some of the large companies around Stephen's Green, is expected to draw out the investors. Rents here are strong even by city standards, according to Hooke & MacDonald letting department, who say one-beds at Adelaide Square are currently renting for around 1,300 per month, while two-beds are achieving between 1,800 and 2,000 per month.
The development is also beside several new hotels on Drury Street, Mercer Street and Golden Lane, while the new Radisson Hotel is well under way across the road from Alexandra Walk.
