Tax breaks for pretty rural houses

THE last two and three-bed semis at the Watervale Section 23 scheme in Rooskey, Co Roscommon, went on the market this weekend. Set on the banks of the River Shannon, this Laragan Homes development is in Rooskey village on the Leitrim/Roscommon border, just eight miles northwest of Longford town.

A pretty development close to shops and local amenities, houses at Watervale are traditional in style with a smooth render finish.

A Section 23-type scheme, both investors and owner-occupiers benefit from good tax incentives. Future plans for the development include a marina for residents to dock their boats, as this is a popular fishing holiday spot.

Both three-bed homes have a floor area of 110sq m (1,180sq ft), and include a large open plan kitchen, dining and living room and a guest WC. The master bedroom is en suite, while bedroom two is a double and bedroom three is a single.

Price: Three-bed semis with Section 23 tax-relief from 180,000.

Agent: Hamilton Osborne King, 01-6181300 and Property Partners Earley, 090 6626579.
