CATHEDRAL Court in Dublin 8, the latest city centre apartment scheme to come on stream, went on sale last Thursday at noon, and despite it being a cold, wet morning, a long queue of eager buyers had formed by 9am, with a good mix of young first-timers and mature buyers looking for either a city pad or an investment property.

A large six-storey scheme which is almost opposite St Patrick's Cathedral and fronts onto New Street, Cathedral Court comprises 107 one-, two- and three-bed apartments, the first 30 of which were released in this phase.

And if city living is what you seek, then you don't get much closer to it than Cathedral Court.

About five minutes' walk from Christ Church and less than 10 minutes' walk from Grafton Street, this is city living at its best. And prices here reflect the close proximity to town, with one-beds from 380,000 and twobeds from 490,000.

Also incorporated into this scheme are several live/work units which would be suitable for owners wishing to run a small business from home. At ground level there will also be office space, a restaurant, shops and a creche.

A contemporary-style development with extensive glazing, apartments here are bright and airy. One-bed apartments have a floor area of 43sq m (463sq ft), while two-beds are around 70sq m (753sq ft), and threebeds are 78sq m (840sq ft).

Accommodation in all units comprises a hall, kitchen with living-/diningroom, bedrooms, bathroom and en-suite in two- and threebed units.

Apartments either overlook New Street or the rear courtyard. Standard features include contemporary high-gloss flush kitchens, floor-to-ceiling windows with balconies or terraces, tiling in kitchens and bathrooms, and fitted wardrobes in all bedrooms with shelving and hanging space.

All floors have lift access, and the development will have CCTV monitoring. Car spaces cost an extra 40,000, and kitchen appliances will be included if buyers return their contracts within 21 days.
