FABRIZIADevelopments has just launched Bellevue, its latest apartment scheme at Islandbridge, Dublin 8, where the company has built several schemes in recent years.
Comprising 65 apartments, Bellevue is built on an island site, surrounded by the River Liffey, the Mill Race and Weir, ensuring that most units have waterfront views.
Entered from the South Circular Road at Kilmainham, beside the War Memorial Gardens, these apartments are less than two miles from the city centre and are within a short walk of Phoenix Park, Heuston Station, Kilmainham Gaol and the Irish Museum of Modern Art.
The first 46 units went on sale this weekend, and strong interest is expected from both owner-occupiers and investors, with proximity to the city centre and the Luas, ensuring good rental potential and capital appreciation.
The scheme is largely made up of one- and two-bed units, with just one three-bed apartment and one four-bed house on site. One-bed apartments have a floor area of 48 square metres (515 square feet), while two-beds range in size from 64 to 75 square metres (680 to 800 square feet). A contemporary scheme, the building is finished in a mix of brick, stone render and timber cladding.
Accommodation in all apartments includes a hall, kitchen with living/dining room opening out to a balcony, bedrooms and bathrooms.
N1 Price: one-bed apartments from 340,000, and two-beds from 430,000.
