Stylish makeover casts light on Victorian charms
Helen Rogers

THE makeover at No 19 St Alban's Road has created a property that is streamlined, fresh and styled to exude luxury, pure and chic, a triple whammy sure to impress well-heeled young professional buyers looking for a starter trophy home.

This house has three bedrooms thanks to a superb extension at the back, which provides a great kitchen and dining area as well as a third bedroom without overly compromising the limited outdoor space at the back.

The courtyard, accessed from both the kitchen and the dining area beyond, is as smart as the interior of the house, all gravel and pavoirs, furnished with boxy outdoor table and chairs. The simplicity in evidence inside is deemed to be just as important outside, with the timber and windows of the exterior painted a soft New England blue which looks very classy.

HOK Residential is auctioning the property and has set an AMV 950,000 at auction on 1 June.

This is a 126 sq m (1,363 sq ft) house in a villa style, with two bedrooms (now sharing an ensuite shower room) on the first floor; a beautiful ash-floored living room with feature period fireplace and sash window on the hall floor level; and the third bedroom and main bathroom and study at ground- floor level, moving back into the new kitchen and dining extension.

High ceilings, decorative cornices, sash windows and old fireplaces have all been preserved in the makeover by builder Emmet Long, who has opened up the Victorian proportions and features to the contemporary love of light.

In the extension at the back, which stretches down one side of the back garden, a long galley-style kitchen is drenched with sunlight thanks to a wall of windows and the central rooflight which divides kitchen from dining area.

The kitchen is fitted with a good selection of glossy cream wall and floor units, and comes with iroko worktops, undermounted sink and integrated cooker.

Agents HOK Residential have had good interest from young professionals and couples who want to locate on this pretty road, within walking distance of St Stephen's Green and the Luas.
