SHANNON Homes released the second phase of St Samsons this weekend, following the almost overnight sell-out of the first phase last year.
Just off the Malahide Road at Balgriffin, Dublin 13, this contemporary residential scheme comprises a mix of two-, three- and four-bed homes.
On a site between the Hole in the Wall and the Mayne River, and just around the corner from the new Hilton Hotel, St Samsons is in an area that is seeing massive regeneration and redevelopment at present.
Very close to the Clare Hall shopping centre, and very convenient to public transport, this scheme is just five minutes' walk from the 55-acre Father Collins Park, while a new park, designed by Argentinian architects Abelleyro & Romero, and to be known as Belmayne Park, is being developed beside St Samsons.
The park will incorporate an amphitheatre, playing fields, cycle and walking paths, while other plans for the area include a new Dart station off Grange Road and a new retail development opposite. The St Samson creche is already up and running at St Samson Square. About five miles from the city centre, Balgriffin is about 10 minutes' drive from Malahide and Portmarnock.
Designed by architects McCrossan O'Rourke Manning, St Samsons combines of a mix of apartments, townhouses and large family-style houses.
The development is built in a terraced square with an inner square accessed through an attractive archway. To give a traditional look to this modern residential scheme, homes running along the north of the square have been finished in red brick, while most other homes are a mix of buff brick and render.
Homes here are larger than average with two-beds at around 84 square metres (904 square feet). Accommodation consists of a good-sized living room which opens out to the garden, a kitchen/dining room, guest WC and store room, two double bedrooms, one en-suite, and the main bathroom.
Most of the units available are three-bed houses ranging in size from 103 to 133 square metres (1109 to 1431 square feet). Three-beds come in a variety of layouts, some laid out over two storeys and others over three. Buyers also have a choice of having their main living room to the front or the rear of the house.
Four-bed homes are mainly in the inner courtyard and range in size from 120 to 152 square metres (1292 to 1636 square feet). Accommodation comprises a good-sized living room, large kitchen, dining room, utility room, four bedrooms, one en-suite, and the main bathroom. Some of the larger four-beds include a second reception room, and all have private gardens.
Two and three-bed apartments come in a variety of styles and are from 59 to 91 square metres (635 to 979 square feet), and all have balconies opening out from the living areas.
Standard features in all homes include contemporary fitted kitchens with wall tiling, natural gas central heating, fitted wardrobes in all bedrooms, and designated car parking.
