TWO adjacent sites at Rialto on the south side of Dublin city, one occupied by ADT Windows and the other the location of Windsor Motors car showrooms, with a combined development area of approximately 1.22 acres, are due to come on the market shortly.
The sites are about three kilometres from the city centre and a five minute walk to the LUAS line. Ganly Walters auctioneers is guiding offers in excess of 7.5m for the .77 acre Windsor Rialto site, which will be sold by public tender. Property broker Palmer McCormack, is handling the sale by private treaty of the .45 acre ADT site, which is expected to fetch in the region of 5m.
It's expected that the same buyer will purchase both locations, and that a high-density residential and commercial scheme will then be built on the site. Both sites are zoned Objective Z4, "to provide for and improve mixed services facilities", under the Dublin City Development Plan 20052011.
"There's marriage value in combining both sites, " says Grainne Hollywood, managing director of Palmer McCormack. "I'd be 99% certain they'll both end up in the ownership of the same purchaser."
She says the decision by her company to sell by private treaty was arrived at for strategic regions.
"Tenders are, quite often, based on the highest bid. So Windsor Motors could go to tender and Joe Bloggs might offer the highest bid. If we then also go to tender and Pete Smith makes the highest offer . . . well, simply put, that scenario would be in no one's interest.
"And the fact that we haven't actually set a specific sales date means we can talk to anyone, including the eventual purchaser of the Windsor site."
According to Hollywood, the value of both properties is further enhanced by the probability of additional smaller sites in the same locality coming to market in the near future, thus offering the eventual buyer an opportunity to extend the area purchased with a view to building a bigger development.
Windsor Motors will lease back the premises at a peppercorn rent until June 2008. ADT Windows will also lease back on similar rental and timescale conditions, giving purchasers the opportunity to have planning issues sorted prior to making the final payment for the site.
The tender date for the Windsor Motors site is 28 June.
The ADT Windows site is expected to be sold on or around the same date.

WICKLOW SITE WITH LAPSED PERMISSION FOR 200 HOUSES FOR /14
A PRIME 46.5 acre site close to Delgany in Co Wicklow and previously zoned for residential development is for sale by tender and could fetch the owner in the region of 14 million.
The site, beside the exit for Newtownmountkennedy off the N11 dual carriageway and 20 miles from Dublin city centre, is within 3.5 miles of the prime residential area of Delgany, close to the golf courses and leisure centres of Druidis Glen and Druidis Heath, and within sight of the Irish Sea.
Jones Lang LaSalle is quoting 14 million for the land which has remained unzoned since planning permission for a residential development of 287 houses lapsed in 1991.
"It was previously part of a larger site on which 200 homes at the adjoining Garden Village have been constructed, " says Max Reilly of Jones Lang La Salle. "The reason the entire site wasn't originally developed was because back in the 80s there simply wasn't the demand for that number of houses.
"It's one of the main land banks in the area and with its easy access to Dublin city, Bray, Greystones and other centres as well as the convenience of its location beside the existing village of Newtownmountkennedy, it's a prime development opportunity."
Tenders have to be in before 28 June.
