Dublin home in historic city-centre location a rarity for these times
DUBLIN city centre houses are becoming increasingly thin on the ground, so for those looking for a place that is literally within a church bell's ring of Grafton Street, this neat, well-presented two-storey redbrick is definitely worth a look.
Set in what was the old medieval part of the city, 24 St Audoen's Terrace is tucked between historic Christ Church cathedral and High Street, Dublin 2. Floor space is some 62sq m (665sq ft) with accommodation comprising the entrance hall, reception room, kitchen cum diningroom, bathroom, and two bedrooms upstairs.
Features include a re-designed fireplace, with gas inset, in the main reception room, plus a decorative radiator cover and understairs storage. The kitchen is fully fitted to include a breakfast bar as well as being big enough for dining table and chairs. Natural light is enhanced via a Velux overhead. The bathroom also has a Velux sky light, plus power shower and large mirrored cabinet over the basin.
Both bedrooms have polished timber floors; the larger room overlooks a small private park, while there is access up to the flat roof . . . just the spot for some sunbathing during our next heatwave.

A world of chocolate at the Garden Heaven event in Punchestown
A DISPLAY garden based on the texture, colour and fragrance of chocolate is just one of the designs that will be on exhibit at the forthcoming Garden Heaven event at NEC Punchestown on 23-25 June.
There will also be themes on spirituality, the soul, and meditative Asian gardens. Other designs more down to earth, so to speak, will feature Valerie Duffy's Compass Garden, demonstrating how to plan a suburban plot with woodland plants.
The horticultural celebrity line-up over the weekend will include presenter Dale Treadwell from 'Muck and Magic', orchid grower Chris Channon, and Eanna Ni Lamhna, while visitors can treat themselves to some rare and beautiful plants from exhibiting nurseries such as Chelsea Flower Show winners, Kilmurray Nurseries.
Over 150 exhibitors will offer all manner of garden and DIY equipment, and while all of that is going on, the kids can get down and dirty too in the specially designated Kidzone with a natural garden playground.
Tickets 12 at the entrance, or to buy online at www. gardenheaven. ie.
