Sorohan's southside scheme is a sure thing

SOROHAN BUILDERS had a blockbuster launch of their south Dublin development, Trimbleston in Goatstown, last year, with a sell-out first phase.

This weekend they launch a new phase of apartments and houses at the eight-acre site on the Goatstown Road near UCD and Hooke & MacDonald is expecting an equally strong reaction because the Sorohan name carries such a tag of qualtiy.

The new block of apartments includes two- and three-beds, as well as threebed penthouse apartments, while there are also threebed houses and three-bed duplexes.

Prices start at 600,000 for the two-bed apartments, most of which are over 74sq m (800sq ft) . The three-bed apartments have a larger 92 to 106sq m (995 to 1,150sq ft) floor area and are priced from 780,000.

Three-bed duplexes are 112sq m (1,190sq ft) and are priced from 930,000, while the three-bed houses are mainly 143sq m (1,540sq ft) and are priced from 1.3m.

The three-bed penthouses . . .from 186sq m (2,000sq ft) cost from 2.5m.

The award-winning builders have been working on the site for three years and the layout and design of the 220 houses and apartments by McCrossan O'Rourke is a big feature of this development, creating an attractive landscaped residential haven of this private cul de sac. Many mature trees on the site have been preserved, with most of the development wrapping around a central woodland area.

The apartments are in seven buildings of four or five storeys, while further threestorey buildings house twobed apartments at groundfloor level underneath duplex houses.

The three- and four-bed houses are arranged around two beautiful courtyards.

Cobblelocked and stepped pathways, fountains, rockeries and lush planting have already given the scheme a mature and settled atmosphere. The aim is to allow plenty of safe playing areas for young family members and privacy. Most units are almost ready to move into . Entrance to the apartments is through large security gates.

There are en-suites with main bedrooms, large balconies with sunny aspects and floor-to-ceiling windows to soak in natural light.

Standard features include white oak doors, downlighters in the halls, kitchens and livingrooms, feature fireplaces in apartments and houses, as well as integrated aplpliances in the well-designed and fitted kitchens. Soundproofing in the apartments is also of a high standard.

Granite steps have been built to the front entrances of the duplex houses while the apartment buildings have hardwood floors in the entrance halls.

Ken MacDonald, of agents Hooke & MacDonald, says that because of the location and the quality of finish that accompanies the Sorohan name, buyers can expect above average capital appreciation from the scheme because they will be so sought after.

New show homes are open today between 11am and 1pm.
