A taste of the Galtees
June Edwards

BUYERS looking for the perfect rural retreat should take a peek at Seefin farmhouse in Cahir, Co Tipperary. At the foothills of the Galtee mountains, this property oozes charm and good taste. A traditional stone farmhouse set on over 18 acres, the property has been extended to provide around 230sq m (2,500sq ft) of accommodation.

The farmhouse includes an entrance hall, sittingroom, kitchen, diningroom, utilityroom, cloakroom, three bedrooms and three bathrooms.

Full of authentic detail, the property doesn't compromise on modern comforts.

Glazed doors open from the porch into a bright entrance hallway, spacious enough for a large fireplace, bookshelving and seating, while the staircase leads up to a gallery landing. Simple terracotta floor tiling contrasts well here with the fresh white walls.

The large sittingroom with double-aspect windows has an open fireplace, panelled wood ceiling, built-in shelving and glazed doors out to the terrace and garden. The kitchen is fitted with impressive hand-crafted wood units painted a deep blue. A Belfast sink, timber worktops and Rayburn cooker, along with terracotta floor tiling complete the rustic look here.

The diningroom is another spacious room with doors out to the garden, while all the bedrooms have double aspect windows with timber flooring and panelled ceilings. One of the bedrooms has doors opening out to a small balcony and stone steps leading down to the garden. Two of the bathrooms have full-size baths while the third one is a showerroom.

Set well back from the road, the house is entered via electric timber double gates, where a gravelled driveway leads up to the farmhouse.

The grounds include a lovely woodland area, cottage garden, lawns, and raised terrace, while the lands are laid out in five main divisions with three paddocks in pasture to the front and rear. Another area of the land is an undisturbed natural habitat which has been retained to encourage wildlife.

The property is 12km from Mitchelstown and 15km from Cahir, while Cork city is 63km away.
