'DESPAIR YOUNG, and never look back' was among the advice given to a young Aidan Higgins by his early mentor Samuel Beckett. But Higgins did, indeed, look back to his roots for his best known, award-winning novel, Langrishe, Go Down, setting the story in his birthplace of Springfield House, Celbridge, Co Kildare.
This Palladian period residence, built circa 1763, is now for sale by private treaty in one or more lots to include a detached gate lodge. The property sits on 12 acres of mature grounds set out in typical, landscaped Georgian style. It also has a paddock, loose boxes and several other outbuildings.
Currently run as a B & B in the classic country home style, Springfield House will obviously be of interest to investors since planning permission has been granted for an additional eight units in the courtyard.
An imposing facade with stone porch gives an indication of the equally impressive interior. The double fronted, eight-bedroomed house, with bay windows on two levels, is where the main reception rooms are laid out. This is flanked on either side by accommodation wings with lavish en-suite bedrooms.
Entrance to the house is through the stone porch, which retains its original marble floor. Double, stained glass doors open into the main reception hall, again with marble floor, dominated by graceful, curving staircase to the first floor.
Inviting features in both the formal dining room and drawing room, either side of the hall, are the bay windows with seat. The focal point in the dining room is a black marble fireplace. The drawing room has a white marble version, and both rooms have ceiling cornices and centre roses.
Further along the hall is a room leading off to the conservatory, which in turn opens into the courtyard. Off the back hallway is a fully fitted cloakroom which includes a shower and vanity unit.
In a stylistic change, the kitchen has ontemporary SieMatic units, integrated appliances, waste disposal unit and Amtico floor, while retaining a hint of the past in two walk-in pantries.
Next to that is a utility room with Amtico floor and fitted with laundry appliances. The cellar functions as generous additional storage space.
The west wing has three, period style en-suite bedrooms at ground floor level, the main room retaining an impressive grey marble fireplace. There are two more en-suite bedrooms in the east wing. Bedroom six is up on the half-landing, while two remaining bedrooms are on the first floor.
The largest of these rooms has classic, Smallbone of Devizes fittings to include wardrobes, four-poster bed and matching side tables and dressing table. Similar fittings are incorporated in the ensuite which has a corner Jacuzzi bath and Hansgrohe pumped shower. Both bedroom and en-suite have window seats.
The separate gate lodge, a dormer-style cottage, sits on its own three-quarters of an acre site. Accommodation comprises entrance porch, living and dining rooms, fitted kitchen, three bedrooms and bathroom.
