Spectacular harbour views go on show in Dun Laoghaire scheme

THE new show homes by Bob Bushell Design interiors at the Pavilion 11 building in Dun Laoghaire, Co Dublin, make a wonderful showcase for this high-quality block of apartments with some truly uplifting views across the harbour and sea.

The interiors in the four show apartments are as streamlined and swish as the layout, finish and design of the units themselves, by award-winning architects Scott Tallon Walker.

There are just 19 of these large units in a building behind the successful Pavilion apartments, which were also built by developer Edward Sweeney six years ago.

Nine apartments have been sold off the plans and Gunne New Homes has just launched the remaining 10 on the market.

There are four two-bed apartments with a larger than usual 98sq m (1,054sq ft) of floor space and six 105sq m (1,130sq ft) three-beds.

Sitting above ground-floor shops which include the newly opened Hughes & Hughes bookshop and a new golfing pro shop, the apartments have amazing views either of the harbour or the Dun Laoghaire streetscape above Marine Road.

Prices for the two-beds are from 875,000 and the threebeds cost from 885,000, including four penthouses.

A massive 200sq m (2,152sq ft) penthouse is being built up at the top which will include an amazing spiral staircase up to a glazed circular room reminiscent of a lighthouse or a Martello Tower.

This elevated apartment, with a big roof garden, has simply gorgeous views of the harbour and yachts. It's not for sale yet, but expect this trophy home to go on the market for a sum in excess of 5m.

The apartments for sale this week, though smaller, are certainly just as special.

The finish, from the oak doors, to the Bob Bushelldesigned Almillmo kitchens with granite worktops, Duravit bathrooms, doubleglazed floor-to-ceiling windows and smart technology for home entertainment and computers, are all very good quality.

But so too is the layout. A wide hall with plenty of storage opens into the main living/dining area with kitchen set to the side.

These are basically glasswalled rooms where light and views seep into the apartments. In each unit, the living rooms are a different shape too . . . those positioned at the circular corner have stunning curved glass walls . . .

adding to the sense of uniqueness. Kitchens are also placed in different positions in the apartments, and again, all are very stylish in high gloss white and silver and fitted with Siemens appliances.

There's a good balcony with stainless steel hand rail and decked floor opening from the living area.

In the three-beds, the master bedrooms with en-suite shower room and fitted wardrobes are to one side of the living room, while the other two bedrooms are at the other side of the hall, providing privacy and luxury in the layout. Most of the threebeds have two en-suites.

These main bedrooms are also bright and large with elegant soft ivory wardrobes and, depending on their position in the building, of different shapes and dimensions.

Bathrooms are also beautifully tiled and fitted with power showers and built-in shelving.

Shane Daly, director of Gunne New Homes, which is the sales agent for the apartments, says the main buyers have been young professional couples as well as people trading down from larger homes in the area.

"We also have interest from people working in the IFSC who may not want to live in town but who have very easy access thanks to the Dart down the road. These are very fine, very individual apartments right beside the sea with all the amenities of Dun Laoghaire and the harbour on your doorstep, " Daly says.
