Naas? Ornamental my dear buyer

THE impressive hardback coffee-table brochure for Ornamental Gardens, the new residential development being built on the grounds of Oldtown Demesne in Naas, Co Kildare, is a good indication of just what developer, Western Alliance Property, is trying to achieve in this stunning apartment development, which is accessed off the Sallins Road.

Launched from plans yesterday at Palmerstown House in Johnstown, Naas, Ornamental Gardens comprises just 39 upmarket apartments, many of which overlook the Oldtown Estate.

An old estate of over 3,000 acres dating back to the end of the 17th century, Oldtown was built by the de Burgh family.

The main house was occupied until around 40 years ago when it was destroyed by fire.

Present owner Major John de Burgh is responsible for planting the large woodland areas on the estate with thousands of daffodils which come out every spring, and the estate still has gate lodges fronting onto the Sallins Road.

The development is just 10 minutes' walk from Sallins train station, which provides a regular service to Heuston Station, while buses to Dublin run every 25 minutes. Naas, just a few minutes' drive away, is a busy town with plenty of shops, restaurants and amenities, while the M7 motorway is also close by.

A small low-rise scheme designed by Cormac Dooley architects, homes here will be built around a landscaped courtyard. And while contemporary in style, the extensive use of red brick gives a slightly traditional look to the overall scheme.

True to its name, the scheme incorporates 12 acres of beautiful private gardens, apart from the tree-lined avenue and woodlands on the estate.

The scheme which will be adjacent to the tree-lined avenue will comprise a mix of two- and three-bed apartments and penthouses, available in two different styles, The Ash and The Sycamore.

Two-bed apartments are very spacious at 85sq m (910sq ft), while three-bed duplexes are 130sq m (1,400sq ft).

Accommodation in the first and second-floor apartments includes a hall, kitchen with separate living- cum-diningroom, two bedrooms, one ensuite, and a main bathroom.

Penthouses are well laidout and comprise a hall, living/diningroom with open-plan study, separate kitchen, three bedrooms, two en-suites and a main bathroom.

Some of the apartment buildings have steep pitched roofs while others have large atrium windows reaching from the first to the third floor.

Despite being just three storeys high, all buildings have lift access from a central hallway.

Finished to a high standard, homes at Ornamental Gardens have some great features included in the price such as a jacuzzi bath in the main bathroom, along with slimline wall-mounted toilet and wash-basin and fitted shower doors.

Kitchens are custom-made and include granite worktops and integrated appliances.

Other standard features include recessed spot lighting, fireplace with fitted gasfire, wiring for sound surround, full floor and wall tiling in bathroom and ensuites, fitted sliding wardrobes in all bedrooms, lift access, video intercom access, fitted burglar alarm system, and moulded skirtings and architraves throughout.
