Go West for a new home and save your energy

WITH first-time buyers continuing to dominate the new homes market, Hooke & MacDonald is expecting strong interest in Citypark, a new scheme of two- and three-bed apartments and duplexes in Citywest, Dublin 24. Prices start from 330,000.

Developed by Aranbel Construction, Citypark is beside the new Citywest Shopping Centre. The forthcoming extension to the Luas line, which will stop opposite the development, is expected to be up and running by 2008, making the city more easily accessible. The development is already served by three bus routes, and is a short drive from the M50.

In recent years, Citywest has become very popular with young homebuyers, with several apartment and housing schemes built here recently.

Designed by architect John F O'Connor & Associates, Citypark will comprise 206 units when completed, with the first 60 on offer this weekend.

A contemporary-style scheme of apartments and duplexes, most units have owndoor access, and even better, homes have been designed and built to be energy-efficient.

Windows, which are Nordic pine on one side and aluminium on the other, have a thermal break built into them, minimising any heat loss, while energy-efficient thermostatically-controlled heating is also installed in each home.

An attractive low-rise residential scheme, most buildings comprise two-bed apartments at ground level with two-storey, three-bed duplexes overhead. Buildings are finished in white render, and have solid timber front doors and good-sized glazed balconies.

Two-bed apartments range in size from 68sq m to 91sq m (730sq ft to 980sq ft), while three-bed duplexes are also quite spacious, ranging from 109sq m to 118sq m (1,170sq ft to 1,270sq ft).

All homes are well finished and include contemporary kitchens with high-gloss ivory units and walnut butcherblock worktops. Bathrooms are larger than average and come with modern white sanitary ware with brushed chrome mixer taps.

Bedrooms include fitted wardrobes, while each unit is pre-wired for Smart technology. The overall development is well landscaped and includes a dedicated play are for children. And plans are well underway for a 110-place creche in the Citywest Business Campus.
