A SITE measuring 53 acres outside Newbridge, Co Kildare, could achieve in excess of 45m when it's sold by public tender next month.
Just over 33 acres of the land parcel which fronts onto the river Liffey are zoned residential, which should allow for a medium density development of around 14 units per acre.
"We recently sold a nearby site with permission for lower density development for around 1.25m per acre, so we hope to exceed that figure, " says Rory Lavelle of Jordan Auctioneers, which is handling the tender.
The site, with 700 metres of frontage onto the Athgarvan Road, is close to the recently opened Whitewater Shopping Centre . . . the biggest retail complex outside the capital. Twenty acres are zoned open space and amenity and there's already planning permission for a 2,000sq m medical centre on the lands. Tenders must be in before 11 July.
"Local road improvements and a new bridge to be built over the Liffey nearby will add further to the site's appeal, " Lavelle said. "It's ideally suited for a well-designed residential development which will incorporate the river as a feature."
