Period drama in Waterford
June Edwards

ONE of the most impressive period properties to come on the market in Waterford, Gortmore on Summerville Avenue, is a truly magnificent residence, reminiscent of days long past, when croquet and tea on the lawn were everyday occurrences. The stuff of period dramas, Gortmore which is owned by architect Nicholas Fewer, is undeniably one of the finest homes in Waterford.

Built at the turn of the 20th century, this elegant Edwardian home sits on 1.2-acres of beautifully maintained gardens. The property which is just off the Dunmore Road in the Newtown area, is set to draw quite a bit of interest, and selling agent O'Shea O'Toole has set a price of 3.8m.

A large home with a floor area of 650sq m (7,000sq ft), accommodation is laid out over three floors, and includes a reception hall, drawingroom, diningroom, morningroom, conservatory, butler's pantry, kitchen, scullery, pantry, laundry room, utility area, cloakroom and guest wc, eight bedrooms, dressingroom, three bathrooms, one with jacuzzi and steam unit.

Presented in excellent condition and tastefully decorated in period style, Gortmore is ready to walk into. The house is entered via granite steps which lead up to a large porch, which opens into an entrance hall of over 26ft x 13ft. The hall has a woodblock floor, stained glass window, original marble fireplace and beautiful period staircase.

The drawingroom is another large and bright room of about 18ft x 23ft, with a period hardwood fireplace, ceiling cornicing and large window overlooking the gardens. Of similar size is the formal diningroom which has an oak moulded fireplace with decorative tiling and marble inset.

A pitch pine floor, ceiling cornicing and large windows overlooking the patio and barbecue area completes the look of relaxed elegance in this room.

The morning room is yet another spacious reception room with original fireplace and stained glass windows, while to the rear of the ground floor there is a large kitchen with oak units and polished granite worktops, and solid oak flooring.

Just off the kitchen, the scullery is fitted with integrated appliances, and has French doors opening out to the patio.

Six bedrooms, a dressingroom and three bathrooms are at first floor level. All rooms are doubles and four of them have original oak fireplaces, while one of the rooms opens out to a balcony.

The remaining two double bedrooms are at attic level, while down in the basement there are three storerooms and a wine cellar.

Outside the walled courtyard has a large hot tub, while the carport is big enough for two cars, and one of the outbuildings has been converted into a gym with shower and sauna.

The gardens are stunning and have an abundance of ornamental trees, shrubs, herbaceous borders and lawns.
