Family homes with estuary views

MENOLLY Homes launched 89 homes this weekend at Red Arches, its latest residential scheme in Dublin 13.

And with a good mix of one, two-, three- and four-beds on offer, this scheme is expected to draw strong interest from both first-time buyers and families trading up to a larger home. Prices start from 330,000 for a one-bed.

Now being built on the old racecourse site at Baldoyle, Red Arches is just off the Coast Road and Grange Road, a location which selling agents at Sherry FitzGerald New Homes say will appeal to many owing to its close proximity to the sea, and a 180acre nature reserve and parkland.

Most homes on site will have views of Baldoyle Estuary, and nearby neighbourhoods within easy driving distance are Howth, Sutton and Malahide.

Entered via a tree-lined avenue off the Coast Road, Red Arches will be an attractive scheme, and when completed will be quite self-contained, with its own Dart station, supermarket, bank, post office, cafe and local shops on site. The train station is due to open in mid2008 and other proposals for the scheme awaiting planning permission include a creche, school, leisure centre and playing field.

This current phase, which comprises 89 homes, is known as Sector 7 & 8, and homes here will be ready from next January onwards.

A modern residential scheme, all units are laid out in two- and three-storey buildings, finished in a mix of brick and white render.

One-bed apartments have a floor area of 46sq m (500 sq ft), and are situated at second- and third-floor levels.

Some one-beds have two balconies, one accessed from the livingroom and one from the main bedroom, while other apartments on top-floor level have high ceilings and large windows making them very bright inside.

Two-bed apartments range in size from 66sq m to 109sq m (715sq ft to 1,170sq ft), and all units have their own front door. Both double bedrooms have access to a balcony.

Two-bed townhouses are larger than average at 93 sq m (1,000sq ft) and accommodation includes a livingroom, kitchen/diningroom, guest WC, two double bedrooms, one en-suite, and a main bathroom. The main bedroom also opens out to a balcony.

Three-bed duplexes come in various styles and range in size from 112sq m to 141sq m (1,210sq ft to 1,515sq ft), while four-bed townhouses are very spacious at 151sq m (1,620sq ft).

Accommodation is laid out over three floors, and includes a livingroom and kitchen/diningroom at ground level, with main bedroom and en-suite and second reception room at first-floor level, and the three remaining bedrooms on the second floor, one of which opens out to a balcony.

Standard features include contemporary-style kitchens with granite worktops and integrated appliances, fitted wardrobes in all bedrooms, tiling in kitchens and bathrooms, gas central heating and fitted alarm system.
