A man's home is his Castle, just off Lord Edward Street

WITH development land in the heart of the city centre almost non-existent these days, Castle Way in Dublin 2 is expected to draw quite a bit of interest.

As its name suggests, Castle Way is a new scheme of upmarket apartments and duplex units beside Dublin Castle, just off Lord Edward Street and less than five minutes' walk from Grafton Street and Trinity College.

Built on a site at the corner of Golden Lane and Chancery Lane, Castle Way is part of a large mixed-use scheme being developed by Rhatigan Developments and designed by architects Anthony Reddy & Associates, which when completed will incorporate the new 150-bedroom Radisson SAS Royal Hotel, a retail area and office buildings.

Strong prices, which start at 500,000 for a one-bed unit, reflect the demand for property in the south city, but capital appreciation and rental potential here is strong, say selling agents at Hooke & MacDonald.

One-bed apartments range in size from 42sq m to 49sq m (450sq ft to 525sq ft), while two-beds are from 58sq m to 88sq m (625sq ft to 945sq ft).

Two-bed duplexes range from 72sq m to 88sq m (775sq ft to 945sq ft), while three-bed duplex penthouses are very spacious and luxurious at 149sq m to 166sq m (1,600sq ft to 1,785sq ft).

Accommodation includes a hall, kitchen, living/dining room, bedrooms, en-suite and main bathroom, while some of the larger duplexes have separate kitchen, dining and livingrooms.

Aimed at the upper end of the market, these homes are well-finished with no expense spared.

The double-height reception lobby has natural stone flooring, CCTV monitoring, glazed hardwood doors and electronically-controlled access to the underground carpark.

Apartments come with Italian ceramic wall and floor tiling throughout, with feature mosaic tiling in bathrooms, large shower trays in en-suite, underfloor heating and granite vanity units.

Other features include fitted kitchens with integrated appliances, double-glazed windows and doors, goodsized balconies, hardwood internal doors, wiring for home entertainment, and gas-fired central heating.
