Make the most of Manhattan

LET'S face it, if you're going to live in the Big Apple, you've got to do it right, and for Irish buyers with deep pockets, No 101 Warren Street in Manhattan's trendy Tribeca neighbourhood, offers the ultimate in New York city living.

A state-of-the-art apartment building designed by architects Skidmore, Ownings & Merrill, the same people who designed the Time Warner Centre, No 101 Warren Street is a 25-storey tower comprising 228 units.

The tower is being developed by Edward J Minskoff Equities, a New York-based real estate acquisition and development company, who were also involved with the The World Financial Centre.

And with prices from 970,000 for a one-bed apartment, these homes are, as you might expect, luxurious and stylish. There are five types of residences available in the tower including penthouses, tower lofts, townhouses, rooftop homes and skyhomes, all of which have floor-to-ceiling glass, and many include private loggias.

All units are very spacious, with one-beds having a floor area of 89sq m (955sq ft), twobeds stretching to 137sq m (1,473sq ft), and three-beds around 191sq m (2,053sq ft).

Fitted out to very high standards, all units come with Bulthaup b3 kitchens, customdesigned bathrooms with Imperial Danby marble and Bianco Lucido tiling. Lighting and fittings throughout are by Dornbracth Lulu, and solid walnut flooring is laid in all rooms.

And in true Manhattan-style, No 101 Warren Street has its own doorman, concierge and 24-hour attended parking. All units come with sundecks, and the building includes a spa and glass-enclosed health and fitness centre.

A Bloomberg financial lounge with international newspaper service is incorporated into the building, giving a good indication of the type of resident No 101 Warren Street is hoping to attract.

At ground level, the tower incorporates a wholefood supermarket, a Barnes & Noble bookstore, and its own Bank of America branch. At the centre of the complex, residents will be able to relax on a raised landscaped plaza, planted with 101 Austrian pine trees.

According to selling agent Gunne New Homes Overseas, No 101 Warren Street will have strong rental potential. "Tribeca is one of Manhattan's most sought after neighbourhoods, and given its proximity to the city's financial hub, No 101 Warren Street should have no problem attracting the highest calibre tenant, " says Niall McHenry of Gunne.

Top corporate companies in the neighbourhood include Goldman Sachs, Merrill Lynch, Deutsche Bank and Citigroup Corporate.

For property in Tribeca, rent costs between 6 and 8 per square foot a month, which boils down to about 5,700 a month for a large one-bed of 89sq m (955sq ft). But be warned, you don't get luxury apartment living, attended parking and personal doorman service for nothing, so you can expect to pay between 750 and 1,600 extra a month, depending on the size of your apartment.

Financing is available from the Manhattan Mortgage Company and apartments at No 101 Warren Street are due to be ready by March 2008.
