Tall story in Sandycove
Valerie Shanley

SOROHAN Developments has a reputation for building fine, modern homes, of which No 29 Elton Court in Sandycove, Co Dublin is a good example.

The address alone is enough to attract attention, with historic Sandycove itself providing plenty in the way of seafront walks and cafes, while Dalkey village with its similiar charms is just a short hop up the coast.

Situated just off Castlepark Road, this threestorey, three-bed townhouse is as neat as a new pin from the outside, while the interior has a hint of the classic style of its neighbouring period terraces with its highceilinged reception rooms.

This feature combines with a fresh and bright decor with ready-to-walk-into appeal.

Soft neutral walls, subtle lighting, clever use of space and an unfussy decor all serve to complement the 127sq m (1,365sq ft) accommodation, at the heart of which is an airy, open-plan, modern kitchen.

The entrance hall sets a classy note with solid French oak flooring. This gives a sense of continuity in the reception area, as it's also used in the sitting room leading off through tall double doors. The sitting room has a deep bay window and a rather grand sandstone mantelpiece with marble inset and granite hearth.

Maple, Shaker-style floor and eye level units with granite worktops and tiled splashbacks define the fitted kitchen, and there is a builtin pantry providing great additional storage. The floor is laid in good-looking but practical travertine marble.

Walking on through to the dining area brings the garden fully into view through a large window and double French doors.

As expected in a luxury, modern home, each of the three double bedrooms has its own well-appointed en suite. One of these is a shower room with power shower, while the second has both a bath and power shower. The master bedroom en suite has a Jacuzzi bath with overhead shower, plus mirrored cabinets, heated towel rail and Velux window.

Two of the bedrooms are on the first floor, while the master room is up on the second floor, making it very private. There is also eaves storage plus a hot press on this top level.

To the front are communal, landscaped gardens, while to the back of the property is the deck and lawn beyond, all bounded by old granite walls and timber fencing. There is also a Barna tool shed. The garden is west facing, making the deck, just off the dining room, an additional al fresco living space on sunny afternoons.
