Garden heaven in Blackrock

TO the rear of this 1970s fivebed Co Dublin property is a 100-foot-long secluded haven, a landscaped, south-facing garden that is a year-round delight. Laid mainly in velvety green lawn, there are also a couple of decked, paved and gravelled areas, dotted with pots of colourful seasonal plants, all of which are framed by hedging and mature trees.

No 10 Park Avenue, Holly Park, Blackrock, is an allround delightful family home, with 180sq m (1,940sq ft) of floor space, two side entrances, and with the added bonus of not being overlooked either to the front or rear.

Convenience to all amenities is a key attraction. The location has access to a selection of primary and secondary schools, and is well serviced by public transport, including both the Luas and Dart.

Inside the house, it's all clean modern lines, polished wooden floors, and oodles of natural light. The hallway sets the tone, being bright and welcoming. There is a guest cloakroom and good understairs storage.

Leading off is a spacious lounge with open fireplace set into a floor to ceiling feature brick chimney breast. This room overlooks the front garden. Double doors interconnect with the living room, another well-proportioned space with fireplace and patio doors opening to the rear deck and sweeping garden beyond. There is a separate dining room with feature brick wall.

In the kitchen, it's all modernity and function, with ample wall and floor units offering great storage, and with integrated appliances.

Adjacent is the fully-fitted utility. A door leads from here to the rear garden.

Upstairs, there is access from the landing to the partly floored attic via pull-down stairs. The master bedroom is a light-filled double room with wash-hand basin, fitted wardrobes and views over the front garden. There are two more double bedrooms and two single bedrooms. A practical addition, particular for a young family, is the bright, spacious den that can also work as a play room or TV room.

Outside, the rear garden includes a water feature and a treehouse among its many appealing features. To the front, the garden is neatly landscaped with manicured lawn, clipped hedges and mature trees. There's also ample parking space for two cars in the drive. With such an extensive and private rear garden, there is the potential to extend, subject to planning permission.
