A SHARE in your own vineyard is a pretty novel feature to be offered when buying a holiday home abroad, but at Les Jardins de Saint Benoit at St Laurent de Cabrereisse, this is precisely what you get! In the Languedoc area of France, Les Jardins de Saint Benoit is a new scheme of homes laid out on a 17-acre riverside site at the edge of St Laurent village.
A vineyard and spa estate, this scheme is being developed by Garrigae Investments, and has been designed and laid out in traditional Mediterranean style.
The developers say they have designed Les Jardins de Saint Benoit as an extension of the existing St Laurent village, so that the new integrates with the old.
The Languedoc region is wellknown for it wines and locally produced olive oil, cheese, honey and vegetables.
As this is being marketed as a vineyard development, new owners will not only have a share of the vineyard and olive grove on-site but will be able to participate in the harvesting, pressing and tasting of both wine and olive oil.
However while residents get to help with some of the nicer aspects of wine production, they won't have to do any of the real work of a vigneron!
And apart from the rustic charm of the place, the development is actually designed to five-star resort standards, with indoor and outdoor pools, tennis courts, terrace bar, spa and gourmet restaurant all on-site.
On offer are a selection of one, two, three and four-bed homes, all of which are selling as leaseback properties with a 5.59% guaranteed rental return for the first nine years. Vat exemptions are at 19.6%, and all homes are cared for by an on-site management service.
Prices start from /205,000.
