Pines has character
Valerie Shanley

THE next owners of 3 Kilteragh Pines, an impressive 279sq m (3,000sq ft) period property on Westminster Road, Foxrock, Dublin 18, will follow in an equally illustrious list of names associated with this address. During the years between 1906 and 1923, Kilteragh was home to a virtual 'who's who' of Irish political and cultural life including Michael Collins, Roger Casement, Constance Markievicz, Lady Gregory and George Bernard Shaw.

That was in the original house which dated back to 1905. The property was re-built during the 1930s while retaining a hint of that earlier character in the soaring ceilings with decorative coving and picture windows overlooking the landscaped gardens.

Number 3 is in good decorative order, with mostly marble tiled flooring, (with underfloor heating), throughout the entrance level of the house and a bright, contemporary feel to the interior generally.

A granite fireplace in the reception hall defines this grand entrance to the house, and leading through double doors from here is the drawing room, which in turn, looks out on to the 85ft long back garden. The kitchen/ breakfast room is accessed through the rear hall. This is a wholly modern space, big enough to dine in, with a central island, and fully fitted with German designed units and Miele appliances. A feature glass block wall enhances the very up-to-the-minute kitchen. A door leads from here to the study, and adjacent is the guest cloakroom. The second living room is next, with large picture windows, high ceiling, and a sandstone fireplace with slate hearth. Upstairs are five bedrooms, the main being en suite and very bright courtesy of the four windows overlooking the garden. All of the bedrooms are double, and there is a second en suite, and also a larger -than- average main bathroom with marble floor.

Outside is a garage with off street parking to the front of the house. The south facing rear garden has a feature granite archway leading to a very private patio. At the bottom of the garden there is direct access to the communal grounds of the old estate.

Price: AMV 3.2m; auction 3 October, 4.30 Agent: Sherry Fitzgerald, 01-2844422
