MUNSTER-BASED developer John Fleming Construction released another 60 apartments at its 150m Park View scheme at Stepaside, Co Dublin, earlier this weekend.
Previous phases launched over the last 18 months have been snapped up, and selling agents Hooke & MacDonald are expecting just as much interest in the current phase.
Location is a strong selling point, with the development based in a semi-rural setting, just off the Enniskerry Road, beside the Bellarmine development and opposite Fernhill Gardens, and yet a short drive from the Southern Cross motorway (M50).
Designed by architects Paul Duignan & Associates, the apartment buildings are modern with stone cladding, large balconies and extensive glazing. They are laid out in six and seven-storey buildings with most having views over the Dublin Mountains and Dublin Bay.
When completed there will be 386 units on a six-acre site, allowing for plenty of open green areas, walkways and landscaping, been designed by Brady Shipman Martin landscape architects. Each apartment building also comes with a communal rooftop garden for residents.
Fleming Construction has done some impressive work in its first venture in Dublin. The apartments are larger than average, with one-beds ranging between 43 and 63sq m (450 and 675sq ft), two-beds from 78 to 94sq m (840 to 1,010sq ft), and penthouses from 85 to 124sq m (915 to 1335sq ft).
What sets these apartments apart from others are the little extras, like hallways big enough for some pieces of furniture, separate utility rooms and cloakrooms, storage areas, state-of-the-art kitchens with stone worktops, integrated appliances, brushed aluminium sockets and floor and wall tiling. Other features include Aluclad floor to ceiling windows, modern bathrooms, fitted wardrobes and downlighting in halls, living areas, kitchens and bathrooms. Utility rooms also come with fitted washing machines, making these homes almost ready to walk right into. Underground parking is included in the price.
Nearby areas a short drive away include Leopardstown, Carrickmines, Foxrock, Stepaside and Dundrum. Also within a short drive is Sandyford Business Park, where the Luas takes just over 20 minutes to get to Stephen's Green.
Price: one-bed apartments from 310,000, two-beds from 410,000, and two- and three-bed penthouses from 525,000 Agent: Hooke & MacDonald 01-6314802
