Mount St Anne's is top of its class

DEFINITELY one of the most exclusive residential developments to come on the Dublin market in the last few years, Mount St Anne's in Milltown Dublin 6, is a truly impressive scheme with four-acres of open space dotted throughout the grounds. But this kind of luxury doesn't come cheap, and onebed units are priced from 505,000.

Launched in phases over the past five years, the development comprises a mix of newly-built apartments and townhouses, and converted period buildings.

A prime site within walking distance of Donnybrook and Ranelagh villages and just minutes from Stephen's Green via the Luas, Mount St Anne's was formerly a girl's school and convent, with its own chapel on-site.

A labour of love for Park Developments and architects O'Mahony Pike, Mount St Anne's has been carefully planned to ensure all of the 19th century buildings on site have been sensitively restored and refurbished as large apartment homes.

This a prime location on the southside of Dublin with its own Luas stop on site.

On offer in this phase are 103 apartments in two new blocks known as Temple Hall and Cowper Hall. There are 59 units in Temple Hall, a four-storey building, and 44 units in the slightly smaller four-storey Cowper Hall. Also available are 11 top-of-the-range two and threebed penthouses varying from 90sq m to 158sq m (970sq ft to 1704sq ft), most of which have dual aspect windows and wrap around balconies. One-bed units are a decent size at around 54sq m (588sq ft), and have bright open-plan living areas with walk-out balconies, and separate storage rooms.

Two-beds vary from 81sq m to 96sq m (876sq ft to 1032sq ft), while three-bed apartments are very spacious at around 116sq m (1254sq ft).

Features in these homes are, as expected, top-notch, including Italiandesigned kitchens with polished granite counter tops, under cupboard lighting, integrated appliances, and Italian ceramic and porcelain floor tiling. Separate storage rooms also include fitted units and a washer/dryer.

Bathrooms and en-suites are fully tiled and include marble vanity units, thermostatically-controlled showers, large shower trays with screen doors, and all fittings are chrome.

Heating is gas-fired underfloor central heating, while halls, kitchens and bathrooms have downlighting. All homes also come with state-of-the-art technology and are ready for digital telephony, digital TV and broadband.

Ceilings in all apartments are higher than average, and entrance and internal doors are all oak.
