Unique opportunity in Orlando's Seralago

WHILE investors looking to emerging markets may be seduced by their potential for capital appreciation, there is also the issue of uncertainty.

But there are also opportunities in mature markets which offer excellent scope for capital appreciation as well as a solid base for rental returns.

Florida, and especially Orlando, is one of the most vibrant property markets in the US at the moment. And while property prices have soared over the past decades, there are still some affordable opportunities if people are willing to look in the right places.

For example, Colliers Jackson-Stops is offering Irish investors an investment opportunity with a difference in Kissimmee, Orlando. Possibly America's number one tourist destination, it would be unusual for some investors to be able to take advantage of this market unless it was offering something unique. But with prices ranging from about 93,000 to about 136,000, that is just what is available here.

The Seralago Hotel and Suites, currently undergoing a $6m renovation, is a successful hotel located just three miles from Disney World's four main theme parks and just five miles from downtown Orlando.

Situated on an 18 acre site, it includes two heated swimming pools among a host of leisure facilities. The news is that it is offering investors a chance to purchase a range of condominiums in the hotel with a guaranteed rental income of 6% net for the first two years, rising to more than 8% net from year three onwards (based on hotel performance).

And capital appreciation in Florida averaged as high as 37% last year.

Investors can choose from a number of suites, each furnished to high standards, with wireless internet access, plasma screen cable TV and DVD players included. Despite being part of a hotel complex, the units are being sold freehold, and finance of up to 80% loanto-value can be arranged.
