There are interesting storeys to tell about this charming Victorian villa inDun Laoghaire
Valerie Shanley

THE quaint charm of the exterior of this Victorian villa at No 34 Clarinda Park West, Dun Laoghaire, gives a good indication of the wonderful period proportions and features waiting inside.

Double-fronted, bay-windowed residences of this style are rare enough and this period gem offers a real opportunity to marry old and new with great flair.

And there is is good raw material to work with, from ornate ceiling cornices and rather grand antique fireplaces to the tall bay and sash windows that retain their original working wooden shutters.

The house has that novel period layout of being single storey to the front, two-storey to the rear. It's the height of the ceilings coupled with the truly spacious reception rooms and an overall floor space of 209sq m (2,249sq ft) that really impresses here, and these features are evident from the start in the entrance hall.

Two formal reception rooms lead off either side of the hallway, each with deep bay windows and marble fireplaces.

To the rear of the hallway are two bedrooms . . . there are five in all . . . and these, like the reception rooms, have ornate ceiling coving and also a picture rail and washhand basin.

The bedroom overlooks the tranquil rear garden, as does the kitchen, across the hallway, and which also has a door leading out to the rear deck and garden beyond.

Completing the accommodation on this level of the house is a fully tiled shower room and separate guest cloakroom.

On the lower level is another spacious hallway, leading from which are the three remaining bedrooms.

The largest room has a fireplace, dado rail and window overlooking the rear garden.

There is also a full-sized, tiled bathroom with a door leading to a large hot press which is plumbed for laundry appliances.

The sunny back garden includes a pond as well as neat borders with raised flowerbeds. A real feature here is the sun-trap deck, which performs as an alternative dining area when the weather's fine.

To the front of the house is a neatly gravelled garden behind the wrought iron railings and rising from that are the original granite steps up to the hall door.
