Blackrock gem oozes character and charm
June Edwards

TUCKED away off Temple Hill in Blackrock, Co Dublin, is Carmond, a large detached bungalow on one-third of an acre. Built in 1973, Carmond has a gated entrance, mature, secluded gardens, and parking for up to six cars. But best of all, it's a short walk from both Blackrock and Monkstown villages. Selling agents at Sherry FitzGerald are expecting strong interest, particularly since the large gardens provide great potential for further development.

An unusual property built around an internal courtyard, Carmond has lots of charm.

A large home by any standards with a floor area of 188sq m (2,027sq ft), accommodation includes a hall, living room, family room cum dining room, kitchen, sunroom, utility area, guest wc, four bedrooms, a bathroom, and garage.

The hall is spacious and has a shelved hotpress and cloakroom, with direct access to the internal courtyard. To the rear of the house, there is a large living room with solid maple flooring, an open fireplace, built-in shelving and double doors out to the garden, while the family room is yet another good-sized room, also with maple flooring, a Franklin fireplace, dining area, and archway into a large kitchen where there is a good range of fitted units, an island unit with sink and drainer, and De Dietrich double oven.

From the kitchen there is direct access into the sunroom, which has Donegal stone flooring, spotlights and double doors out to the garden. Just off the kitchen there is also a utility area with Donegal stone flooring, fitted units, sink and guest wc.

There are three double bedrooms and one single room, along with a good-sized bathroom. The garage is attached to the property and could be integrated into the house or converted into extra accommodation subject to planning permission.

But the real gem in this property is the inner courtyard with its mature Trachycarpus palm tree, ferns, lilies and bergenias. Apart from this outdoor area, there is a 150ft southfacing garden with Donegal stone patio, lawn, raised flower-beds, fruit trees and shrubs.

The property has teak windows, oil-fired central heating and a fitted alarm system.

AMV: 2m at auction on 5 October 2006, 3pm Agent: Sherry FitzGerald 01-2844422
