Feel like colonising Kildare? Look no further
Roisin Carabine

CASTLEWARDEN in Straffan Co Kildare is every bit the grander than grand period house in the country, and from the inside at least you'd never guess that it's only 25years old. Every corner of every room oozes elegant period charm and character from the sumputous, button backed upholstered sofas to the twinkling chandeliers, curved timber staircase in the hall, ornate fireplaces with large overmantels and antique furniture dotted about the place.

Built in 1981 in the Georgian Colonial style, Castlewarden is an impressively large home of 4,400sq ft standing on seven acres on an elevated site and surrounded by outstanding views of mature countryside and beautiful, landscaped gardens.

Located just opposite Castlewarden Golf Course, the property is approached along a quiet country road through wrought iron gates via a long avenue that sweeps through the gardens and leads to a gravelled courtyard.

The entrance hall is the first room that greets visitors and what an impression it makes with its carved sweeping staircase and Italian limestone floor.

Off here is the dining room with a feature marble fireplace, bay window and ceiling cornice. The drawing room is even bigger in size and is home to a beautiful carved oak fireplace , the star attraction in the room. From here double doors lead to a sitting room with bay windows to make the most of the captivating views.

The kitchen, as you would expect, houses that all important must-have Aga . . . perfect for entertaining . . . and is kitted out with custom-made wall and floor cupboards.

From here double doors lead to a south facing conservatory.

And there's more. Downstairs there's also a pantry, cloakroom with basin and WC and boot room with fitted wall and floor cupboards.

Ustairs are three bedrooms, a dressing room and two bathrooms. The guest wing is home to two more bedrooms.

Outside, the grounds are as equally impressive and a real draw for anyone looking to escape to the country in magnificent splendor. The seven acres of land is divided up with one acre of mature gardens and six acres of lawn.

Price: AMV 3.5m at auction, 4 October 2006, 2.30pm Agent: Colliers Jackson-Stops 01 633-3700
